Included here is the outline of the report Kyle Thompson gave at the July 2, 2024 annual HOA meeting.
Last 4 years of Property Management Changes
- 4 property managers in 4 years
- 4 PMI contacts in the last year
- We had to have someone come out to determine what roofs had already been done. No previous maintenance records.
Where we were in July 2022.
- Over $12,000 for shrub trimming/weed pulling in fall 2022
- $13,500 for power washing in spring 2023.
- Thousands for tree trimming
Concerns Going forward (This place is getting old)
- Continuing roof replacements ($150,000)
- Road resurfacing (Tens of thousands)
- Deck replacements (tens of thousands)
- Overgrown & dying landscaping
- Increasing need for replacing windows and doors (thousands each)
- We pay a lot for garbage (overages & individual item pick-up)
- We have damaged siding that needs replaced
- We have wooden signs that need repainted
- Our dumpsters still need attention
- Sidewalk completion/repair
Things Accomplished
- GigabitNow Fiber easement agreement signed (May 26, 2024)
- Around 55 new trees since July 2023 annual meeting
- Additional new roofs since last meeting
- New website – transparency.
