Green Ribbons in Shrubs: Planned Removal
In the April 2026 board meeting the board approved the removal of the dying and overgrown Dwarf Alberta Spruce trees that are in front of homes throughout the neighborhood. The green ribbons in those and a smaller number of other shrubs in the neighborhood mark those designated for removal. Big Red Lawn and Landscape will then be coming through to remove those that are marked. Those with two ribbons are marked to have their stumps ground down (at an additional cost for the ex

Join the Board!
Have concerns about the neighborhood that you would like to see addressed? The number one way to do something about that is to join the board. Do you get any financial benefits out of joining the board? Absolutely not! No pay. No reduction in dues. You volunteer your time and work for free. You will probably have someone angry at you at some point as that is the nature of being part of an HOA. You may just get someone who thanks you for your work, and that is amazing when it

The Next Four Years
In September 2024 I published here Oaklawn Park 2030 with goals I would like to see the HOA accomplish by 2030. I'll include that again at the bottom of the current goals outlined today. For the 2024 post copied below those written now in red indicate a goal that is completed. Blue indicates one where at least some part of it is started, but where much work remains. Of course, life does not always work per plan or in ways you like. Life has confirmed this with our new, larges

Possible Water Leak Updates
Oaklawn Park's water comes from the City of Bloomington through City of Bloomington Utilities (CBU). The total of all water used by Oaklawn Park is billed as one bill to the HOA each month by CBU. The HOA then pays to CBU each month that total water bill. The water bill that each owner of each townhome pays is then used to cover the bill paid by the HOA to CBU. The total collected from the townhome owners has to equal the amount of the bill we all owe to CBU as the members/o

The Last 4 Years
What has the board accomplished over the last four years since July 2022? For those who were here four years ago, you will remember we were in a bit of a budget crisis as a previous property manager just stopped doing their work and left months of our budget, both incoming and outgoing, unaccounted for. The HOA was then not certain how much was going out and how much we had coming in. Cuts were made to upkeep that left weeds growing in the streets and throughout the neighborh

Power Washing Outside Walls
It is a personal priority of mine to get the outside walls of our buildings in Oaklawn Park power washed as early in this spring as possible. Our walls have begun to get grimy again with mold/mildew/fungus, and I'm hoping we can get that cleared off as spring starts to bloom. I would like to have the backdrop of our flowering trees and plants to be clean, shiny townhome walls. Focus is working on making that happen. Just know that I see the grimy walls, I don't like it, and I

Entry Landscaping
The Oaklawn Park board has approved some updated landscaping in front of the Oaklawn Park sign at the entrance to the neighborhood. The current plants in front of the sign will be removed and replaced with some refreshed shrubs. The updated shrubs should complement the colors of the updated entrance sign. Kyle Thompson

Updated Lighting
We have updated the lighting over the parking lot in front of Oaklawn 3400-3410 (just south of the main mailboxes). We hope this lighting is less "prison yard" in its level of blinding whiteness. The new lights are adjustable in both brightness and in where they point. They should also now be a softer light. We hope this still provides security lighting without blinding white light shining into windows of those trying to sleep. Kyle Thompson

Water Meter Installation
The new water meter installation is happening. If you haven't already signed up for a time, please be sure to do so. Information and links to sign up for installation were sent out by Focus. You can also find and scan the links to sign up by each of the two mailbox areas. It will be vital that each of the 167 units has an individual meter installed. Installation ends with the end of March 2026. Kyle Thompson

Snow Removal: January 24/25, 2026
Please remember no parking is allowed in Oaklawn Park streets. This is even more important during snow fall as snow removal cannot be done successfully with cars parked in the way of snow removal. Big Red Lawn & Landscape continues to provide our snow removal services this year. They would typically wait until a snow comes to an end to remove the snow from our road and sidewalk surfaces. However, as this weekend is being predicted to be a large and ongoing snow, they have ind

Results: January 2026 Special Meeting | Water Billing
The HOA board called a special meeting of owners to discuss and vote upon a proposal to install submeters at each Oaklawn Park townhome. The special meeting was called as approval of the proposal would result in a special assessment that would be separate from standard HOA dues billing. The meeting was held both in person and online. Multiple owners also assigned proxies for voting on the proposal. Participation in the discussion was robust. Following the presentation of info
