June 2026 Board Meeting

For our June board meeting, the following were present:


Kyle Thompson of the Board

Nova Kien of the Board

Suzanne O'Connell of Focus Property Management


  • We discussed the possible water leak/high water bills. Focus is in communication with the city about how much extra water is being wasted by the city and asking for their assistance. Focus is working with the city to be in contact with the city's preferred civil engineer on possible next steps.

  • We discussed a request by a property manager to consider changing the by-laws to allow property managers to be on the board. The board did not move forward with that proposal at this time.

  • We discussed that past due balances to the HOA continue to be significantly reduced due to the efforts of Focus and homeowners making their payments to the HOA.

  • We discussed that we still have 4 homes without water meters. We discussed possible technical issues with two of the new water meters. Focus is working on that.

  • We did not establish any new projects or approve new updates to the neighborhood during this meeting. We reviewed ongoing projects and their progress.

    That includes entry Door Painting – Ongoing (approx. 10 identified as REALLY needed)

    • Removal dead / dying plants in front landscape beds Plants marked for Big Red

    o Removal @ $20 per plant (approx. 120)

    o Grind Stump @ $40 per plant (approx. 100)

    • Deck Repairs – unit #s TBD based on condition List made, working on cost & schedule

    • Power Washing Completed all north walls + 3557 deck

    • Entry Sign re-do landscaping Completed

    • Remove lambs ear beds, spray, re-do mulch, spray any that return

    • APROVED - Plant bushes in island across from 3445 to match other island in that lot

    • APPROVED – Tree Trim & Removal

    o East property line cut back leaning trees & limbs growing to the building

    o Trim trees overhanging parking spaces

    o Trim front trees along east buildings growing into buildings

    o Remove 3 dead / dying trees along Sare Rd line

  • We discussed preparations for the annual meeting that is taking place next week.
