April 2026 Board Meeting

For our April board meeting, the following were present:

  • We discussed the current financials for the HOA. It was discussed that there are concerns that we might not have in our current budget plans the funding needed to accomplish and maintain all we should be accomplishing and maintaining. We discussed several upcoming expenses and how those compare to our available funds. These are things to consider as we build the 2027 budget next months along with what we need to set for dues for 2027 to maintain the neighborhood. There are many projects we need to be addressing including preparing funds for street repairs, chimney cap replacements, siding repair, deck maintenance, door and window replacements, major tree trimming, landscaping upkeep, and more. Every year we also have unexpected expenses for which we need to be prepared.

  • We discussed unpaid dues/billing to the HOA and from whom most of the remaining unpaid balance remains.

  • We discussed the status of water meter installation. Out of 167 units, 139 now have the new water meters installed and are working. We then have 17 that will need plumbing work before the meters can be installed. We have two units who never responded to our communications (and then have no meters). We have 9 who signed up for installation but did not answer their doors when the installers were scheduled to arrive. The April water bill will be based on meter readings for those who have them installed.

  • We discussed pest control and approved funding for actions related to that topic.

  • We discussed the need for additional front doors to be painted.

  • We discussed ongoing plans for door and window replacements.

  • We discussed that deck repair is still in front of us, and that is going to be an expensive project.

  • We discussed the bid for power washing the outside walls of the neighborhood that need that attention.

  • It was approved to begin removing any of the dwarf evergreens (I believe Dwarf Alberta Spruce) from in front of homes that are dead/dying or over grown. Those where we will need to replant something immediately in that area will need to have the stumps ground down. Those where we will not need to replant something right in the same spot will just be removed down to the ground. This was approved by the board to move forward.

  • It was approved to remove the lamb's-ear flowering plants growing in the southeast area of the neighborhood. They are growing out of control and taking over new spaces. They will be removed and that area will be mulched again.

  • We are discussing other various landscaping plans for which we will need to verify we have the available budget. Other items under consideration if budgeting allows include:

    - Some direct replacement of the removed evergreens

    - A general plan/template to replace old shrubbery in front of each unit. The current thought is to apply all (or mostly) new shrubbery in front of two units to use as a model or template for how we will then move through the neighborhood updating every building as budgeting allows. The two "model" buildings would be the two that include 3559 and 3549. - Planting decorative grasses in front of/around the utility boxes scattered around the neighborhood.

    - Planting bushes in one of the parking lot islands that currently does not have shrubs (across from 3445).

    - Installing river gravel in planting beds by 3408 and 3354

    - Installing stepping stones in mulch areas right by driver's side doors where people commonly walk through those mulch areas.

    - Cutting back leaning trees and limbs along the east property line (border with Meadow Creek)

  • We discussed Focus and Board Members planning a walk around the neighborhood to look together for priorities that need to be addressed.
