August 2026 Board Meeting
For our August board meeting, the following were present:
Kyle Thompson of the Board
Tracee Lutes of the Board
Suzanne O'Connell of Focus Property Management
We discussed the finances of the HOA. The board voted to move reserve funds to a new account with Jackson Count Bank that will pay a higher interest rate on those funds (for 12 months as a special offer).
We discussed planting still this year new evergreens and landscaping. That includes planting evergreens to replace those lost along Sare Rd north of our main entrance. That includes replacing some (not all) of the removed Alberta Spruces with a new type of evergreen. Landscaping would include total relandscaping in front of two to three "example" buildings. Those would then, if we agree they are done well, be the templates for continuing to update the landscaping in front of all buildings.
We discussed planning the 2027 budget. Focus is setting a target HOA dues increase for 2027 that would be designed to allow us to meet needed expenses and well as build the reserve fund for what we know are large, upcoming expenses (roads, siding, windows, doors, etc...). We will hold a special meeting of owners to present the budget, review any input, and then have a final board decision. Owners should expect a likely proposal from Focus of an increase in $50 per month in dues to cover needed expenses.
The board formally created a Water Subcommitee. The committee will designate a chairperson. That chairperson will organize the committee and report back to the board and Focus on their findings/suggestions regarding the water usage/leak situation within the neighborhood. The board will consider proposals made by the chairperson to the board. Focus will reach out to owners for interest in joining the committee.
Bynum Fanyo is planned to return to the neighborhood to continue researching the water issue. They will open all manholes to investigate if extra water is running through them.
We discussed that our next step is likely adding submeters on each zone of the neighborhood to try to track down in which section of the neighborhood major water leaks may exist.
We discussed that we are down to two townhomes (out of 167) still do not have water meters installed.
We discussed new Indiana laws that affect the HOA.
We discussed ongoing email communications from a townhome owner
We discussed in very general terms considering at some point a vote to update the bylaws to limit the number of townhomes that can be rental units
We discussed a driveway/concrete repair project.
We discussed ongoing patio door replacements.
Kyle Thompson
