April 2025 Board Meeting

For our April board meeting, the following were present:
Kyle Thompson of the Board
Dave Underwood of the Board
James Kellar of the Board

Suzanne O'Connell of Focus Property Management
The board elected Tom Seeber to fill the vacated seat left by Charles Parker. Tom will hold the board seat through the end of what would have been Charles Parker's end of term (July 2025).
We discussed that maintenance requests from owners will go to each board member by email/Focus Portal. Each board member will vote to approve (or not) each request. Once Focus has a majority of board members voting in favor, Focus can move forward with approval of the request.
We discussed that we are still waiting for PMI to transfer the rest of our funds back to the HOA. We have enough without that to pay our bills, but we need to finalize the total amount in our accounts to determine next steps on any new projects.
We discussed a new plan for road surfacing first steps. Since the roofing is taking most of our focus/funding at this time, this is a plan to resurface the entrance to the neighborhood, patch some areas most in need, and complete the "sidewalk to nowhere" at the entrance of the neighborhood.
We discussed on ongoing compliance issue with a rented unit within the neighborhood and plans for next steps.
We discussed that the entrance sign and the street sign at the entrance will be done in a first round of updates. If we find we have enough money from the PMI transfer back to the HOA, we will consider then completion of the remaining street signs. The entrance sign has been gone now for a matter of weeks. We are hoping for it's return soon in updated form.
Suzanne provided that she will be looking into some options to present to the board related to the ongoing water situation within the neighborhood (including concerns for leaks causing prices to be high).
We discussed roof replacement schedules. We have five more planned within the next week. The the last 6 are planned for later in the summer (at that point, all original roofing will have been replaced).
We discussed that the landscapers who planted last year's trees will be working with Suzanne tomorrow to evaluate which trees need replaced due to stress/death. We have a one year warrantee on those trees.
We discussed that we will need to begin preparing a budget for 2026.
