We discussed the progress of steps toward the April 1st transition from PMI to Focus Property Management for Oaklawn Park. Suzanne of Focus will be informing the residents and owners of Oaklawn Park properties of the transition with door hangers on each door, by email to owners, and by postal letters to each owner. Owners will be updated with the information for accessing the new portal with Focus that will replace the PMI portal. Water billing will be sent with a goal of the 15th of each month though allowing for fluctuations to accommodate weekends and holidays.
Suzanne will be working with roofers for our next steps for finishing the replacement of the now 12 remaining original roofs. The goal will be to try to replace all 12 of them within 2025.
We are going to do an evaluation of what funds we have and regular outgoing expenses once our remaining funds transfer from PMI's bank accounts back to the HOA's own bank accounts. We are optimistic that we will have the funding to accomplish multiple goals this year. This includes finishing all 12 remaining roofs, resurfacing at least the entry area of the street entrance into the neighborhood, substantial patching of other street areas in need of attention, finishing refurbishing the entrance/street signs, and other areas of repair needed in the neighborhood.
We discussed that Suzanne and Kyle did a walk of the neighborhood today to review what priorities and needs are within each area of the neighborhood.
Suzanne will be working with Republic to see if we can get the dumpster bin lids open to make it easier for people to put the trash into the dumpsters. She will also work on review of the recycling bin situation. Dave indicates he's been personally (with his wife) picking up a large amount of recycling debris residents are either leaving outside the recycling dumpster or that is falling out of it.
Suzanne will be working with our chosen road resurfacing company on what steps we can be taking going forward with street upkeep.
We are still working with PMI to address an ongoing violation situation within a townhome.
The board is looking for adding a new board member to fill the vacancy left by a February board resignation. The position would be through the expiration of that former members term which would end in July 2025.
Suzanne will be updating our government documents with the state of Indiana.
The board ended the meeting optimistic that we will be able to accomplish several goals for the neighborhood soon.
