For our May board meeting, the following were present:
Sarah Ransom of PMI
Kyle Thompson of the Board
James Kellar of the Board
Charles Parker of the Board
We discussed the 2025 budget. We are going to attempt to not increase dues in 2025. We will move the $77,500 in the 2024 budget for roofing, landscaping improvements, road resurfacing, picnic tables, and door replacement into one general maintenance/improvements fund for 2025. We will take from that first the inflation adjustments to our general expenses. For what remains the board will then have the ability to make decisions about priorities for 2025 including for general maintenance, roofing, road resurfacing, and continued landscaping improvements.
We discussed the violation committee review is completed. Sarah will get that to the board for our review/approval. Unit owners will then be notified.
We discussed the fiber internet easement agreement is ready to be signed by Kyle.
We discussed water billing and exploring the option/costs of installing new water meters. Sarah will include in the annual meeting a general reminder about ways to reduce water waste.
We discussed road resurfacing and our need for bids/estimates to be able to move forward with planning. James had reached out to three companies, and Sarah will follow up with them.
We discussed Kyle visiting Sarah's office in the next month to work on getting banking updated and sorted.
Charles brought to the board some concerns about parking. We had discussed that any assigned parking would need to be a full vote at an annual meeting.
We discussed not getting the big dumpster this year but trying to make up the difference with increased regular dumpster pick-ups (hopefully already in place) and having PMI having a person come up to remove large items outside of dumpsters.
