December 2025 Board Meeting

For our December board meeting, the following were present:

  • We discussed that, per Focus, the HOA's budget is in good standing. As part of that, past due balances of significantly decreased.

  • We discussed again proposals for adding back water metering to individual townhomes. With the proposed plan as it now stands, this would likely result in the need for a $200 special assessment per unit billed to the owner of the unit to add a meter to each unit. This is significantly less than for previous proposals, so the board would now like to put this information and decision to the homeowners for review and for a vote. Focus will send out information for having a special meeting for homeowners with a plan for having that in January 2026. Homeowners will be sent details of the proposal and will be able to vote for or against implementation within the special meeting.

  • We discussed that there are ongoing repairs to outside doors. Upcoming repairs will also need to include decks, door painting, siding/drier vents, and street signs.

  • We discussed again the dollar amounts for the costs of the major water leak in October. Repairs, including driveway repairs, are now completed. Focus worked with CBU to get $7,791.60 credited back to Oaklawn Park from the October water bill from when the leak occurred. As that cost would have needed to otherwise be paid by individual townhome owners divided between the townhomes, that credit is directly saving each owner money from their water bill.

  • We discussed an architectural request from a townhome owner.

  • We discussed reimbursing the HOA President $21 for replacement of the winter lights stolen from one of Oaklawn Park's trees.

  • We discussed removing dead bushes over the winter. Focus, Big Red, and possibly board members will take a walk around the neighborhood to evaluate which bushes need to be removed.

  • We discussed getting a quote for trimming of the trees limbs along the east boundary of the neighborhood.

  • We discussed powerwashing in very early spring 2026 the outside walls of townhomes where there is unsightly mold/mildew growing.
