January 2025 Board Meeting

For our January board meeting, the following were present:

• We discussed needing to shift priority in 2025 from road resurfacing to roof replacement. We still have 13 more original roofs to replace. We had two leaking roofs that needed emergency replacement (15 original roofs remained prior to this). The roofs are at or exceeding life expectancy. With 2 leaking, it seems likely others could follow soon. We had $30,000 budgeted for 2025 roof replacement. We had $50,000 for road repair/resurfacing. We're going to need to move most of the road resurfacing budget to roof replacement.

• PMI will be working out a plan to have the worst of the crumbling road areas with a hot pouring fill. This will last longer than a cold pour fill. In other areas with potholes, we will need to go with a cold pour fill for budget reasons (moving the money to roofing). Whatever is left of the road budget after that will be moved to roofing for 2025.

• We discussed Charles Parker's view that there should be no new trees/shrubs/landscaping upkeep (replacement) for Oaklawn Park for 2025.

• We discussed still getting the governing board documents updated with the state of Indiana so that we can get the Treasurer's name on the bank accounts the HOA does still manage. This has been an ongoing project since September 2024.

• We discussed that the Treasurer needs PMI assistance in finalizing billing approval on outgoing funds through the PMI portal.

• We discussed that the new roofing for 2615/2617 and 2622/2624 units was completed.

• We discussed a car of a local real estate company has not moved in many months. PMI will contact the company to determine the status of that unmoved car.
