July 2025 Board Meeting

For our July board meeting, the following were present:
Kyle Thompson of the Board
Dave Underwood of the Board
Nova Kien of the Board
James Kellar of the Board
Suzanne O'Connell of Focus Property Management
The board met to elect the 2025-2026 officers. Kyle Thompson was chosen as President. James Kellar is Vice President and Treasurer. Nova Kien is Secretary. Dave Underwood is at large.
The board and Focus are still looking for others to join the board for the 2025-2026 year. If any owner is interested, please contact Focus Property Management to express that interest.
The board approved a deep cleaning of the neighborhood gutters at the recommendation of Focus. Focus checked the gutters with a drone, and this is the recommendation based upon that review.
The board approved costs for trimming weeds along the back and side of townhouses where there have been no additions/updates by residents. That means patio areas where no fencing has been added by a resident/owner. This means areas around AC units where the area has not been altered by a resident/owner. That means in areas that are not built in as flowerbeds/gardens. Any area that has been altered by a resident/owner with anything other than open grass is the owner's responsibility including fenced in areas and areas with stone/wood/plastic setting aside areas as flowerbeds/gardens (even if current residents are not maintaining them).
Our first round of road resurfacing/repair is completed. The plan will be to resurface remaining roads in segments as the budget allows. The sidewalk update should be completed soon.
Dave reports that the city has indicated they will be replacing the former bus stop shelter with a new shelter.
Street sign replacement for the entrance area is still approved, but the current vendor has run into some problems with being able to complete the project. Focus will be working to try to move that forward with current vendor or looking for a different vendor if current vendor cannot fulfill the project.
