March 2026 Board Meeting

For our March board meeting, the following were present:

  • We discussed various leaks and ice dams related to the heavy snows and cold snap earlier in the winter.

  • We discussed moving some of the reserve fund into certificates of deposit.

  • We discussed changing the flood lighting present on the 3400-3410 building that shines into the parking lot there (and beyond). The board approved new lighting to be put into the location of the current lighting. The new lighting will be able to be more under control in both how bright it is and the directions in which it shines. Both will be able to be adjusted.

  • We discussed the new water submeter installment and billing. Unit owners will be sent a special assessment billing of $120 for the equipment costs with a plan to have the due date as March 31, 2026. A later special assessment billing will be sent for the installment costs.

  • We discussed that installment of the new water submeters is scheduled to take place March 27-31. These will need to be installed indoors in all units, so those living there will need to provide access. For the garage units, they will need to be installed in the garages. We may ask all garage units to have their garage doors open at a designated time to allow access for installation. Townhomes without garages will need to allow access into the residences for installation.

  • We discussed having a plan in place during submeter installation for shutting of water to individual buildings if there is any water line damage during installation. These meters install over the existing water lines without needing to cut into the lines, but our water lines are simply (aging) plastic.

  • We discussed that the board would like the outside of neighborhood buildings to be pressure washed as soon as possible. We would like this to be done by the time the neighborhood flowers and flowering trees begin to bloom.

  • We discussed the board would like to move forward as soon as possible (in the spring planting season) with removing the overgrown/dying shrubs and replacing them with new plant life. We would like to have in the spring planting season the landscaping updated in front of our main entrance sign and some specific "flower beds" in the neighborhood. We want to begin updating the shrubbery in front of townhomes this year as well. We plan to do a walkthrough of the neighborhood on March 13 for planning purposes.

  • We discussed a review of the existing trees in the neighborhood to determine what needs to be trimmed and (in case of some dead trees) removed.

  • We discussed pest control measures.

  • We discussed the HOA finances (standing discussion for board meetings).

Is there a place online for homeowners to schedule the water submeter installation in their units? I did notice a scan option posted at the mailbox when I picked up my mail the other day but did not have my phone on me at the time. Just wondered if there is another option other than the sign posted at the mailboxes. I did search this page but didn’t find any scheduling options.
