November 2025 Board Meeting

For our November board meeting, the following were present:

  • We discussed that we are making progress on collecting funding on accounts that are past due. This is vital to have the funding to maintain the neighborhood. Focus has been working on multiple fronts on this including directly with townhome owners, the former property management company, and Axela. Unfortunately, there may be a few accounts that we may ultimately need to take to small claims court, but the hope is that can be avoided.

  • We discussed the ongoing review for going back to individual water meters for the water billing. Focus has found some promising options for doing so. Per feedback from the community, this is something we would hope to pursue if it is cost effective. Again, it would require installing new, digital water meters at each unit plus monthly monitoring fees.

  • We discussed that the few vehicles that appear abandoned remain in place. Focus will be putting up signs in the neighborhood that will inform people to check with Chandler Towing if their car is missing. Notices will be added to vehicles. After that, those vehicles will be towed.

  • We discussed the major water leak that happened under the concrete driveways of 2614 and 2616 E Oaklawn Court. The leak led to a $6,000 increase to our October water bill. Focus is working with the city to see if (as that water did not go into the sewage system) if we can get a reduction based upon that. Stopping the leak cost the HOA nearly $13,000. The replacement of the concrete driveways will likely cost an additional $12,000. Focus is working with a contractor to hopefully have that driveway repair done soon. As part of that and while here, some asphalt work will also be done on the Oaklawn Court surface where the asphalt has sunken in.

  • We discussed that we've had multiple ongoing patio door replacements led by Focus. Focus is reporting that those receiving the new doors (that are now sliding patio doors) are happy with those new doors. We've also had some pest control projects underway as well as continuing review/evaluation for deck maintenance.

  • We discussed that signs (including for sale signs) are not allowed in front of houses/yards without HOA approval. Focus will be working to have any of those removed.

  • We discussed working with our landscapers for having proper mulching use around each of our trees when mulching takes place next year.

  • We discussed that we plan to put up winter lights again this year.
