October 2025 Board Meeting

For our October board meeting, the following were present:

  • We discussed that door replacements are going forward

  • We discussed research Focus is doing research on whether we should go back to metered water billing. This will require adding a new (digital) water meter to each residence. It will also include costs for maintaining/using those meters. Right now it looks as though it would be around a $500 special assessment billed to owner of each residence. The special assessment is a bill for each unit that is separate from and in addition to the standard HOA dues.

  • Focus will be assessing decks and determining which need most immediate attention/maintenance.

  • We discussed that the insurance for the neighborhood has been signed and billing has gone out to owners.

  • We discussed in 2026 exploring earlier in the year different insurance options (prior to October renewal/change deadlines).

  • We discussed collections of unpaid fees/dues by unit owners. We discussed steps for collection of those funds. We are currently short tens of thousands of dollars in uncollected dues/fees. Those funds are needed to maintain structures/the neighborhood.

  • We discussed that cars with expired plates/that seem to be abandoned that are parked in the lots will be tagged. Towing will take place if car owners do not take action.

  • We discussed some pest control that has needed to be conducted and that may still need to be conducted in specific buildings.

  • We discussed needing to seal some spaces where HVAC units enter into structures.

  • We discussed that the chimney caps that were not replaced likely still need to be replaced. While unsightly (rust running down structures), not doing so can also result in structural damage.

  • We discussed that if things otherwise go as expected, we will not plan on any resurfacing of any roads/parking lots in 2026.

  • For 2026, the plan will be to try to focus on basic maintenance. That includes (but would not be limited to), door and window replacements, deck maintenance, and landscaping maintenance (such as replacing overgrown/dying/no longer sightly shrubbery).

  • We discussed a plan to change to board meetings every 6 weeks (rather than the current monthly meetings). Under current management things seem to be moving forward with little need of the board ask for actions to happen and to push those items forward, so this may allow us to meeting fewer times per year. If at any time the board/Focus determine that we should move back to monthly meetings, we will plan to do so.
