September 2024 Board Meeting

For our September board meeting, the following were present:


Sarah Ransom of PMI

Kyle Thompson of the Board

  • We discussed waste/trash services. With some additional clarification from contractors, we hope to move forward soon with a new 5 day a week pick up plan.

  • We discussed road/parking resurfacing. We have narrowed down the contractors/bids, and Sarah will be doing some follow-up. We hope we now have a plan in place that will allow us to start resurfacing the worst parts of our roads in 2025.

  • We discussed tree trimming/tree removal bid. The current bid is for $30,000, and we just do not have that kind of money in the budget. Discussed that new landscaping for 2025 may need to be cancelled to instead us the money for tree trimming. The new landscaping planned for 2025 was to begin removing and replacing some of the overgrown or dying shrubs/trees in front of homes with new plants as well as improving the plant landscaping in front of the neighborhood entrance sign.

  • We discussed maintenance of the neighborhood entry sign and the wooden street signs within the neighborhood. The bid for that work was approved, so we hope to have those repainted soon.

  • We discussed what we currently have in our budget reserves and what we expect to come in through the end of 2025 in trying to plan how to work into that for 2025 new roofing (at least $30,000 for 2025), road resurfacing (approx. $50,000 for 2025), tree trimming/removal ($30,000?), and deck maintenance/replacement ($?).

  • We discussed that the board is ready to sign with a collections company (Axela) to work with homeowners who owe (sometimes significant money) to the HOA. We are in need of that funding to continue to maintain the neighborhood.

  • We discussed landscaping companies for 2025 for general landscaping of the neighborhood (mowing/weed removal/mulching/snow removal/gutter cleaning).
