September 2025 Board Meeting

For our September board meeting, the following were present:

  • We discussed obtaining a reserve fund assessment sometime by spring 2026 for planning the 2027 budget. This is where an expert comes in to evaluate current and future maintenance needs for the community and evaluates how much the HOA dues need to be to meet those present and future needs of the community. This includes infrastructure (such as roads, sidewalks, driveways, signs, landscaping) and the needs of the homes/structures including siding, trim, shutters, windows, doors, roofing, decks, gutters, and patios. It includes, most importantly perhaps, things the HOA board may not be considering/thinking about that a professional may note.

  • We discussed the entrance street sign may not yet be where we want it to be. The actual new signs are in place, but the woodwork posts need some work. They seem to be twisting. There used to be a topper to the sign that likely held the two posts into place and stabilized the structure. That is no longer there (it was gone long before the actual new signs were put up). The posts then seem to be twisting. They also need to have the staples/nails sticking out of it removed. They also then need to be sanded and then painted/stained. Focus will look into this.

  • We discussed possibly connecting the walking/biking trail that runs along Sare Rd to the very northern end of the neighborhood (where people now walk through the grass (and often mud) to connect to the bus stop and businesses north of us along Sare Rd. directly to the neighborhood. This would allow all season walking directly from the northern part of the neighborhood to the bus stop there. If connecting to the trail from inside the neighborhood, it would also allow wheelchair and stroller access from the north part of the neighborhood to the bus stop there. Descriptions of the possible connection are included below.


A connection could be through the area indicated in red below. In green are the bus stops and the start of the businesses to the north of us. Blue shows the flow of foot/wheelchair/bike traffic if making this connection.

There could be two possible connection routes. One is in red. The other is in purple. The bus stop is in green.

Below in green you can see walking/wheelchair/biking route options if the connection was made at the north end of the neighborhood. The red indicates current options if avoiding walking through grass/mud that is not part of any official walking path (also walking through that grassy area is not really an option if situations prevent walking without assistance).

Only three board members were present (out of 4). Two present were in favor of exploring this option. One was opposed. We did then not have enough board members present to make a determination either way (to explore the option or not) at today's meeting (three positive votes are needed to move business forward).


  • We discussed Focus' progress on needed/requested door replacements.

  • We discussed there are some windows that are fogging up. Focus believes, as these are not yet urgent situations, instead of replacing a smaller number immediately, we may be able to have a more affordable option if we can bundle a larger number of window replacements together in the future.

  • Focus will be working on getting evaluations for deck repairs/maintenance for board consideration.
